1. Acceptance of Terms

2. Our Services

We provide healthcare real estate advisory, transaction, investment, landlord/tenant representation, and strategic consulting services. Use of this Site does not create a brokerage, advisory, fiduciary, or client relationship.

A client relationship is created only when you sign a formal written engagement agreement.

3. No HIPAA / BAA Notice

Do not submit PHI to this Site.
Should a client engagement require handling PHI, we will execute a Business Associate Agreement (BAA) and implement HIPAA‑aligned safeguards outside of this Site environment.

4. Brokerage Disclosures (NC / SC / GA)

North Carolina Brokerage Disclosure

We comply with NC Working With Real Estate Agents (WWREA) requirements. Until a written representation agreement is signed, we may only provide limited services permitted by NC law. Agency status (buyer, seller, dual, designated) is established only by written agreement.

South Carolina Brokerage Disclosure

We comply with SC Real Estate Commission rules regarding brokerage relationships. Before providing brokerage services, we will furnish the SC Disclosure of Real Estate Brokerage Relationships form and clarify customer vs. client status.

Georgia Brokerage Disclosure

We comply with Georgia Real Estate Commission (GREC) regulations. Brokerage relationships—including representation, client duties, and permissible compensation—are established by a written agreement under the Georgia Brokerage Relationships in Real Estate Transactions Act (BRRETA).

For all states:
No fiduciary duty exists without a signed agency agreement.

5. User Responsibilities

You agree not to misuse the Site, upload unlawful content, attempt unauthorized access, or transmit any harmful code.

6. Intellectual Property

All content, branding, trademarks, reports, summaries, and materials on the Site are owned by the Company or its licensors and protected by law.

  • Your violation of these Terms

  • Your breach of applicable law

  • Your submission of unauthorized confidential, PHI, or proprietary information

  • Any actions taken based on reliance on Site content

9. Limitation of Liability

To the fullest extent permitted by law, we are not liable for any indirect, consequential, special, punitive, or exemplary damages. Total liability shall not exceed $100.
